Sunset Lake is a neighborhood of larger homes around a privately owned 95-acre lake in southwestern Wake County (Sunset Lake HOA). Wake County records show 124 homes on Sunset Lake plats, most built from 1990 to 2006, with a median of about 3,954 heated square feet on a median lot of just over an acre. Only two sales were recorded from October 2025 through September 2026, at $1,090,000 and $1,200,000.

Where Sunset Lake is

Three communities surround the lake. Sunset Lake and Sunset Lake Estates are on the south side, with Fuquay-Varina addresses, and Sunset Lake Village is on the opposite side, in Holly Springs (Sunset Lake HOA). A short history

The first Sunset Lake plat was recorded in 1988, and later phases followed through 2004. Of the 124 homes counted here, 8 date from the late 1980s, 65 from the 1990s, 46 from the 2000s and 5 from 2010 or later (Wake County property records).

The lake and lodge

The Sunset Lake Homeowners Association owns Sunset Lake Lodge, the walkways around the lake, the bridge and the dam. The lodge is only for HOA members, and the lake and the area around it are not open to the public (Sunset Lake HOA).

County records show common property owned by the Sunset Lake Homeowners Association of Wake County, and the HOA publishes its restrictive covenants (Sunset Lake HOA). Ask for the dues, any special assessments and the resale fees for a specific home on the NC Residential Property and Owners' Association Disclosure Statement.
