A short history
The Downtown Cary National Register Historic District was listed in 2001. It covers 18 acres bounded by South Academy Street, South Harrison Avenue, West Park Street, Dry Avenue and part of Faculty Avenue, with 30 historic houses and the former Cary High School building, laid out in an informal grid. Its buildings date from about 1890 to 1945 and show Cary's growth as a railroad village and school center. Landmarks include the Queen Anne style Captain Harrison P. Guess House and the 1939 Neoclassical Revival high school building (Town of Cary).
Wake County records show the mix in the half-mile ring: 240 homes from before 1960, 233 from the 1960s and 1970s, and 93 built in 2020 or later.
Downtown Cary Park
Downtown Cary Park covers seven acres bounded by Academy, Walker, Park and Walnut Streets. It has the Academy Pavilion and Plaza with Market 317 and an interactive fountain, The Barkyard dog park (open 7 a.m. to 11 p.m.), the Gathering House and Garden, a Great Lawn with a performance pavilion, The Nest play area with a splash pad, and the Park Street Courts for table tennis, volleyball and putting. The Cary Downtown Farmers Market is held there too (Town of Cary).

HOA and historic rules
Downtown homes sit on plats of many different ages, and some newer townhome groups have their own association. Check the deed and plat for any association, and if one applies, ask for the dues, any special assessments and the resale fees for a specific home on the NC Residential Property and Owners' Association Disclosure Statement. Before planning exterior changes or new construction, ask the Town of Cary whether any local landmark designation or design rules apply to the property.
The Downtown Cary market right now
For the 27511 ZIP code, which covers central and east Cary, Redfin reports for the three months ending September 2026:
- Median sale price: $549,838, up 5.7% year over year
- Median days on market: 31, compared with 36 a year earlier
- Homes sold in September: 116, compared with 96 a year earlier
- Sale-to-list price: 98.9%
- Homes with a price drop: 35.9%
What it means: the 27511 median rose year over year and homes sold faster than a year ago. Downtown prices spread very widely, from older small homes to large new builds, so the ZIP median says little about a single downtown home.
Assigned schools
The Wake County Public School System assigns by address. For 2026-27, in a sample of 60 detached-home addresses in the half-mile ring, 56 were zoned for Cary Elementary, 3 for Weatherstone Elementary and 1 for Northwoods Elementary. 59 were zoned for East Cary Middle and 1 for West Cary Middle, and all 60 for Cary High (WCPSS). WCPSS lists Weatherstone and Northwoods Elementary as capped; see what a capped school means. Confirm any address with the WCPSS address lookup tool.
