The Amberly Master Property Owners Association owns and operates the Residents' Club and other amenities (Amberly Master POA). The club has a lap pool and an activity pool, and the POA offers fitness classes that are free unless noted. Carolina Preserve describes the Amberly Master clubhouse as having a full-size indoor basketball court, pickleball courts, an outdoor Olympic-size lap pool and a children's pool, and lists waterslides, a fitness center and walking trails among Amberly's amenities (Carolina Preserve).
The original plan also included a Town Center of about 75 acres for commercial and office space and greenways around the lake (Carolina Preserve).
Home styles and sections of Amberly
Amberly is made up of eight sub-communities (Carolina Preserve). County plat names include Arlington Park, Blackstone, Lexington Park, Washington Square, Village Square, Overlook, Townes at Amberly, Amberly Glen and The Carolina Preserve at Amberly (Wake County property records).
Carolina Preserve is a 55+ active adult community designed by Del Webb and later taken over by Pulte Homes. It reports 1,360 homes and has its own 35,000 square foot Bradford Hall Clubhouse and its own association. Most of its homesites are in Chatham County, with the clubhouse and some homesites in Wake County (Carolina Preserve). Because our Wake County figures include only 94 Carolina Preserve parcels, the numbers below mostly describe the other seven sections.

Assigned schools
Amberly addresses in Wake County are assigned by the Wake County Public School System (WCPSS); Carolina Preserve homes in Chatham County fall under Chatham County Schools. In a 2026-27 sample of Wake addresses, most Amberly addresses were assigned to Hortons Creek Elementary, Mills Park Middle and Panther Creek High, all on a traditional calendar.
