In September 2026, homes in the Doorify MLS area, which covers the Triangle and nearby counties, sold for a median price of $400,000, down 1.5% from September 2025, and spent a median of 38 days on market, up 11.8%. More homes came up for sale while closed sales dipped, so buyers had more homes to choose from than a year earlier and homes took a little longer to sell.
Below are the latest numbers, each with its month and source, what they mean in plain terms, and how to use them if you are buying or selling. We update this page each month when new data comes out.

These are region-wide numbers across 18 counties. They describe what already happened. They are not a forecast, and they do not tell you what any one home is worth.
Are price drops common right now?
Price changes were common in Raleigh and Cary. From Redfin's Raleigh and Cary market pages, for the three months ending September 2026:
- Raleigh: 44.7% of homes had a price drop, up 3.7 points from a year earlier. Homes sold for 98.1% of list price at the median and spent a median of 44 days on market (38 a year earlier).
- Cary: 39.7% of homes had a price drop. Homes sold for 98.9% of list price at the median and spent a median of 32 days on market (33 a year earlier).
Redfin also reports that Raleigh's median sale price for those three months was $414,802, down 4.6% from a year earlier, and that 1,298 homes sold in Raleigh in September 2026, down from 1,409.
Redfin and Doorify MLS measure different areas and use different methods, so their numbers will not match exactly. Use each one for what it covers.
Mortgage rates for context
Freddie Mac's weekly survey showed the 30-year fixed rate averaged 7.24% as of Oct. 29, 2026, down from 7.32% the week before. A year earlier it averaged 6.17%. The 15-year fixed rate averaged 6.60%. These are national averages, not a quote. Your rate depends on your loan, credit and lender, so ask a lender for a Loan Estimate.
Why the region-wide numbers will not price your home
The Triangle is a big area. Prices, time on market and price drops can look very different from one town, neighborhood or price range to the next. A median for 18 counties is useful for seeing the direction of the market, but your home's value comes from recent sales of homes like yours, close by, plus the homes buyers can choose from today.

What this can mean if you are selling
- Price to today's market. With more homes for sale, buyers compare more listings. Start from recent nearby sales and the homes you would compete with now.
- Plan for the time it takes. Median days on market went up from a year earlier. Build that time into your moving plans.
- Look beyond price. Photos, condition, showing access and terms all affect how buyers respond.
- Know your net. Before you list, ask for a written net sheet that shows your payoff, costs and any concessions.
Our Raleigh seller FAQ answers common questions about pricing, timing and costs.
What this can mean if you are buying
- More homes to compare. Higher inventory means more options in many price ranges. Tour widely before you decide.
- Use your due diligence period. Plan inspections and loan steps early so you can make decisions on time.
- Compare loan offers. Rates change weekly. Get Loan Estimates from more than one lender and compare them side by side.
- Look at each home's history. Days on market and past price changes are often shown on home search sites and can help you understand a listing.
