How Traditions is organized

The Traditions Master Association's master declaration was recorded in 2012 (HOAproxy, recorded declaration). County plats name sections including Traditions Southwest, Traditions Southeast, Creek View at Traditions, The Willows, The Orchards at Traditions and Traditions Townhomes, plus the Del Webb section (Wake County property records).

Del Webb at Traditions (55+)

Del Webb at Traditions was built by Pulte under its Del Webb brand. Its recorded declaration makes it housing for older persons: at least one occupant of each occupied home must be 55 or older, and sales and leases must disclose the age rule (HOAproxy, 2017 declaration). The HOA lists 455 homes, some of them in Franklin County, and Regency Manor, an 18,000 square foot community center with a gym, indoor pool, catering kitchen and activity rooms. Outside are pickleball, tennis and bocce courts, a greenway, a dog park and a community garden (Del Webb at Traditions HOA).

HOA

Traditions has a master association, and county records show separate associations for townhome sections such as The Willows and The Orchards. Master association assessments are in addition to any sub-association assessments, and the 2012 master declaration restricts rentals (HOAproxy, master declaration). Del Webb at Traditions has its own homeowners association with a resident-controlled board (Del Webb at Traditions HOA). Ask for every association that applies to a home, the dues for each and the resale disclosure on the NC Residential Property and Owners' Association Disclosure Statement.
