Wakefield, Raleigh NC: Neighborhood Guide and Homes for Sale

Caul Group Residential, brokered by eXp Realty

Wakefield, also called Wakefield Plantation, is a master-planned golf community in North Raleigh, ZIP 27614, built around The Country Club at Wakefield Plantation and a three-school campus. Redfin's Wakefield Plantation neighborhood had a median sale price of $614,828 in the three months ending September 2026, with homes selling in a median of 34 days.

Here is how the club and HOA work, how to tell a Raleigh address from a Wake Forest one, what the homes are like, and what they are selling for.

Where Wakefield is

Wakefield sits in the far north of Raleigh, in ZIP 27614, close to the Wake Forest town line. The club is at 2201 Wakefield Plantation Drive.

It's a master-planned community centered on a 217-acre golf course. The developer donated land for a three-school campus and a 10-acre YMCA site (Wakefield Development).

By road, the clubhouse area is about 4.5 miles from Wake Forest Town Hall, 4.7 miles from WakeMed North Hospital, 9.2 miles from Triangle Town Center, 16.6 miles from the NC State Capitol downtown and 18.2 miles from RDU Airport (OpenStreetMap routing, October 2026). Drive your commute at rush hour before you decide.

Raleigh or Wake Forest address?

Wakefield Plantation is in the City of Raleigh. All but one of the 364 Wake County parcels whose legal description names Wakefield Plantation list Raleigh as the city, and all 364 have ZIP 27614 (Wake County property data, October 2026). The City of Raleigh also calls the Club Villas section "inside the city limits."

The confusion comes from neighbors. Other "Wakefield" subdivisions nearby, such as one recorded as Wakefield Estates, carry Wake Forest 27587 addresses and sit outside any city limits, under Wake County planning (Wake County property data).

Why it matters:

  • Property taxes. Homes inside Raleigh pay city plus county tax. Homes outside a city don't pay city tax.
  • City services. Trash pickup, water and sewer, and permits depend on the jurisdiction.
  • The mailing address isn't the answer. Look up the parcel on Wake County's tax record and check the city and planning jurisdiction before you make an offer.

Golf, pools and trails in Wakefield

The Country Club at Wakefield Plantation

The club is a private club owned by McConnell Golf. It has an 18-hole course designed by Hale Irwin, a 9-hole course and a learning center (The Country Club at Wakefield Plantation).

The sports side includes:

  • An 8-lane lap pool, a recreation pool and a water slide. The club's swim team competes in the Raleigh Area Country Club League.
  • 8 tennis courts (4 lighted hydro courts and 4 hard courts) and 4 lighted pickleball courts.
  • A fitness center and dining.

Membership is sold by the club, not the HOA. The club lists its own membership types: Full Golf, Resident Full Golf and Invitational Full Golf, plus non-golf Sports Club, Sports Club Non-Resident, Sports Club Golf Waiting and Social memberships (club membership page). Ask the club for current fees, and ask the seller whether any membership is part of the sale.

Greenways and Falls Lake

  • Wakefield Trail. A 1.4-mile City of Raleigh greenway that follows the power line from Falls of Neuse Road to Dunard Street. The part from London Bell Drive to Dunard Street is unpaved (City of Raleigh).
  • Neuse River Trail. 27.5 miles of paved trail that starts at Falls Lake Dam and runs south to the Johnston County line. It's part of North Carolina's Mountains-to-Sea Trail. Trails are open dawn to dusk (City of Raleigh).

Home styles and sections of Wakefield

Wakefield is made up of named sections, each recorded separately with Wake County. Sections in county records include Kingston, Cedar Grove, Club Villas, Vista Green, Dunleigh, Edgewood and Middleton (Wake County property data).

Among the parcels that name Wakefield Plantation in their legal description:

  • Build years: 1999 to 2017.
  • Home types: both townhouse-style homes and conventional single-family homes.
  • Size: the middle of the range is about 2,000 heated square feet, with larger homes in some sections.

Many parcels don't name Wakefield Plantation in their legal description, so treat these as a sample, not a full count.

How the HOAs work

  • The master HOA. Wakefield Plantation has a master homeowners association. Ask your agent or the seller for the current management company's contact details.
  • Sub-associations. Some sections have their own HOA on top of the master HOA. For example, Kingston at Wakefield Plantation has its own pool, and its HOA does not cover exterior home maintenance (Kingston at Wakefield Plantation).
  • Architectural rules. Exterior changes need approval first. Get the current design guidelines from the HOA before you plan a fence, shed or other change.

Ask the HOA and any sub-association for current dues, what they cover and any rental rules before you buy.

The Wakefield market right now

Redfin's Wakefield Plantation neighborhood, three months ending September 2026:

  • Median sale price: $614,828 (up 26.8% year over year).
  • Median price per square foot: $212 (up 9.8%).
  • Median days on market: 34 days (45 days a year earlier).
  • Homes sold in September 2026: 30 (42 in September 2025).
  • Sale-to-list price: 97.5%. About 6.9% of homes sold above list.

For the whole 27614 ZIP code, Redfin shows a median sale price of $657,171 for the same period, up 8.4%, with a median of 38 days on market. About 40.1% of 27614 listings had a price drop.

What it means: Wakefield's median jumps around because townhomes and large single-family homes sell in the same neighborhood. A 26.8% rise likely says more about which homes sold than about every home gaining that much. Look at recent sales of homes like yours, in your section.

Assigned schools

The Wake County Public School System assigns schools by address. For the 2026-27 school year, the three Wakefield addresses we checked (on Wakefield Plantation Drive, Wakefield Pines Drive and Bellstone Lane) were assigned to:

  • Elementary: Wakefield Elementary
  • Middle: Wakefield Middle
  • High: Wakefield High

Assignments can change every year, and nearby streets may differ. Run the exact address through the WCPSS address lookup. Some Wake County schools are capped. Learn how caps and overflow schools work in What Is a Capped School in Wake County?

Parks, shopping and dining nearby

  • The club, for golf, pools, courts, fitness and dining (members).
  • Wakefield Trail and the Neuse River Trail for walking, running and biking.
  • Shopping and medical: Wake County records show commercial sections named Wakefield Commons and Wakefield Crossing in 27614. Triangle Town Center is about 9.2 miles by road, and WakeMed North Hospital is about 4.7 miles.
  • Downtown Wake Forest is about 4.5 miles by road.

Buying in Wakefield: what to check

  • City or county. Confirm on the tax record that the home is inside Raleigh, or not.
  • Every HOA that applies. Master HOA plus any sub-association: dues, coverage and rental rules.
  • Club membership. It's sold by the club. If you want golf, pools or courts, talk to the club early.
  • Golf course lots. Homes on the course get great views, plus some stray golf balls. Walk the backyard.
  • Schools. Check the exact address for the current school year.
  • Exterior plans. Fences, sheds, pools and paint colors need HOA approval. Read the current guidelines first.

Selling in Wakefield: what buyers ask about

  • Raleigh or Wake Forest. Have your tax record ready to show the city and ZIP.
  • Dues and what they cover, for the master HOA and any sub-association.
  • Club details. If you're a member, explain whether a membership can transfer. If not, be clear that membership is separate.
  • Updates with dates. Wakefield homes were built from 1999 on, so buyers ask about roofs, HVAC and water heaters.
  • Price. With 40.1% of 27614 listings taking a price drop, price it right from day one.
