A sold-out neighborhood with an amenity center
Stillwater's community site says the neighborhood has sold out. It was planned in two parts: The Traditions, on streets such as Willow Green Drive and Highland Hills Court, and The Estates, where homes were built by custom builders, on streets such as Elderbank Drive, Mantle Ridge Drive and Center Ridge Drive (Stillwater community site and site map). Wake County records show the last homes were finished in 2021.
- Amenity center. Wake County records show a 1,008 square foot clubhouse, built in 2018, on a 1.27-acre amenity parcel at 3025 Curling Creek Drive. The Wake County Health Department permits a seasonal pool there, and Wake County's 2025 aerial photos show an outdoor sports court next to the pool.
- Common land. Wake County lists 28 HOA parcels in Stillwater.
Home styles and sections of Stillwater
Wake County records about 243 detached single-family homes on parcels named for Stillwater, recorded in eight phases. What the county data shows:
- Build years: 2016 to 2021.
- Size: most have about 2,990 to 4,570 heated square feet. The middle is about 3,555.
- Lots: the middle lot is about 0.30 acre.
- The Traditions and The Estates. Homes on streets in The Traditions, like Willow Green Drive and Highland Hills Court, have a middle size of about 3,100 to 3,400 heated square feet. Homes in The Estates on Elderbank Drive, Mantle Ridge Drive and Center Ridge Drive, in the later phases, have a middle size of about 4,000 to 4,100 heated square feet on lots of about a third of an acre.
That means Stillwater has newer large detached homes, and home size changes a lot from street to street.
HOA
Ask the seller or listing agent for the current HOA dues, what they cover, how amenity access works, and the rules on exterior changes, fences and rentals. Wake County records list Stillwater Owners Association Inc as the owner of the amenity parcel and the common land in all eight phases.
The Stillwater market right now
Wake County property records list 14 Stillwater home sales recorded from October 2025 through September 2026:
- 5 sales from $715,000 to $895,000, for homes of about 2,930 to 3,640 heated square feet.
- 9 sales from $1,315,000 to $1,760,000, for homes of about 3,640 to 5,190 heated square feet.
- All 14 sales: a median of $1,387,500.
For context, Redfin's ZIP 27502 had a median sale price of $525,000 in the three months ending September 2026, down 8.7% year over year, and homes sold in about 39 days, compared with 28 days a year earlier. For all of Apex, Redfin shows a median sale price of $569,729 for the same period, down 2.6%, with a median of 38 days on market, and 44.7% of Apex listings had a price drop.
What it means: Stillwater has two price bands, set mostly by home size and street. A single neighborhood median does not tell you much here, so compare sales on the same street or phase.
Assigned schools
The Wake County Public School System assigns schools by address. For the 2026-27 school year, the three Stillwater addresses we checked (on Curling Creek Drive, Elderbank Drive and Mantle Ridge Drive) were assigned to:
- Elementary: Apex Friendship Elementary
- Middle: Apex Friendship Middle
- High: Apex Friendship High
WCPSS lists all three as capped for 2026-27. A newly enrolling student at a capped school may be placed at the overflow school, which WCPSS lists as Baucom Elementary, Apex Middle and Apex High for these addresses. Assignments can change every year, and nearby streets may differ. Run the exact address through the WCPSS address lookup.

Buying in Stillwater: what to check
- Street and phase. Sale prices this past year ranged by more than $1 million. Compare homes on the same street or phase.
- Builder warranty. Homes are 5 to 10 years old. Ask what warranty items were claimed and if any coverage is left.
- Amenity center. Ask about pool hours, the sports court and how access works.
- HOA rules. Ask for the covenants and architectural standards that apply to the home.
- Schools. Check the exact address for the current school year, including cap and overflow notes.
Selling in Stillwater: what buyers ask about
- Upgrades and builder features. List what came with the home and what you added, with dates.
- Size and lot. Buyers compare square feet and lot size closely here, so have the numbers ready.
- Dues and what they cover. Have HOA details ready, including amenity access.
- Price. Homes in ZIP 27502 took about 39 days to sell in the latest Redfin period. A price based on recent sales on your street or phase helps you sell on your timeline.
