A short history

Developer Thomas F. Adams Jr. built Kildaire Farms on the Pine State Dairy Farm and named one section Farmington Woods (Kildaire Farms HOA). The HOA's site quotes this account: Adams took town officials to see the planned communities at Reston, Virginia and Columbia, Maryland, the Town Council adopted a PUD ordinance in 1973, and Kildaire Farms opened the following year. Between 1980 and 1992, Cary approved 22 more PUDs (Kildaire Farms HOA).

Wake County records match that timeline: 427 of the 1,994 homes date from the 1970s, 1,099 from the 1980s and 415 from the 1990s.

Trails, fields and the storage yard

The Kildaire Farms HOA maintains a private greenway and trail network, and it calls trail access one of the main benefits of living there. It also has two large grassy fields: one next to the Kildaire Farms Racquet and Swim Club by Pebble Creek, and one across from Farmington Woods Elementary School. The HOA runs a secured storage yard for residents' boats, trailers and RVs, since the covenants do not allow storing them at homes, and spaces go to a first-come waitlist. There is an annual fall picnic (Kildaire Farms HOA).

The Kildaire Farms Racquet and Swim Club at 302 Pebble Creek Drive is a separate club with its own membership; its clubhouse dates to 1981 (Wake County property records).

Recent sale prices

Wake County records show 81 recorded sales from October 2025 through September 2026. The median was $405,000, the middle 80% ranged from about $300,000 to $545,000, and the highest was $728,000. The 36 conventional detached home sales had a median of $477,500, and the 41 townhome sales had a median of $332,000. None were homes built in 2025 or later (Wake County property records).

HOA

The Kildaire Farms Home Owners Association serves more than 1,100 homes and is managed by Associa. The original association was later split into two, Kildaire Farms and Kildaire Farms II, and the first HOA has 19 distinct neighborhoods. Some neighborhoods also belong to a sub-association that looks after common property in that neighborhood (Kildaire Farms HOA). Our home count is larger than the HOA's because the PUD boundary takes in homes under the other associations. Ask for the dues, any special assessments and the resale fees for a specific home on the NC Residential Property and Owners' Association Disclosure Statement.

The Kildaire Farms market right now

For the 27511 ZIP code, which covers central and east Cary, Redfin reports for the three months ending September 2026:

  • Median sale price: $549,838, up 5.7% year over year
  • Median days on market: 31, compared with 36 a year earlier
  • Homes sold in September: 116, compared with 96 a year earlier
  • Sale-to-list price: 98.9%
  • Homes with a price drop: 35.9%

What it means: the 27511 median rose year over year and homes sold faster than a year ago. Kildaire Farms sold below the ZIP median because so many of its homes are townhomes and smaller detached homes, so price from Kildaire Farms sales of the same type and size.
