Brier Creek is a master-planned area in northwest Raleigh, about 5 miles by road from both RDU Airport and Research Triangle Park, built around the private Brier Creek Country Club and the Brier Creek Commons shopping center. It has single-family homes, townhomes and condos. Redfin's Brier Creek area had a median sale price of $341,154 in the three months ending September 2026.

Where Brier Creek is

Brier Creek sits in northwest Raleigh near Glenwood Avenue (U.S. 70) and T.W. Alexander Drive, in ZIP code 27617. The Brier Creek Master Plan covers about 2,000 acres. About 670 of those acres make up Brier Creek Country Club, the golf community at its center (Brier Creek Country Club Owners Association).

By road, the Brier Creek HOA office at 2310 T.W. Alexander Drive is about 5.0 miles from RDU Airport, 5.2 miles from the Research Triangle Foundation in RTP and 14.6 miles from the NC State Capitol in downtown Raleigh (OpenStreetMap routing, October 2026). Rush hour changes those times, so test your drive at the hours you'll use it.

Raleigh or Durham? How to tell for an address

Brier Creek is in Raleigh, but the Wake and Durham county line is close by. Durham County's 2026 tax rate sheet lists a City of Raleigh district, which means some Raleigh addresses sit in Durham County (Durham County Tax Administration). A "Raleigh" mailing address alone doesn't tell you the county.

The county matters for two things:

  • Property taxes. Wake and Durham set different county rates. For Raleigh addresses in Durham County, the 2026 combined rate is $0.9512 per $100 of value (Durham County).
  • Schools. Wake County addresses use the Wake County Public School System. Durham County addresses use Durham Public Schools.

Brier Creek Country Club and Brier Creek Commons

Brier Creek Country Club

Brier Creek Country Club is a private golf and lifestyle club at 9400 Club Hill Drive. Its 18-hole course is an Arnold Palmer Signature Design, 7,029 yards and par 72 (Brier Creek Country Club).

The club also has an 8-lane, 25-meter pool with a 115-foot water slide, plus tennis, pickleball, fitness and dining. Membership types range from full golf to lifestyle memberships.

The club is not part of the HOA. The Owners Association says the club and golf course are owned by separate entities. Living in Brier Creek Country Club doesn't make you a club member, and club dues are separate from HOA dues. The golf cart paths are private and for golf only.

Brier Creek Commons

Brier Creek Commons is an open-air shopping center at 8181 Brier Creek Parkway, at the hub of the master-planned area (Brier Creek Commons). Its owner lists it at 771,442 square feet, with stores including Target, BJ's, Dick's Sporting Goods, HomeGoods, Michaels, Ross and TJ Maxx (American Asset Corporation). Restaurants and smaller shops fill in around them.

Brier Creek has three kinds of homes: detached single-family homes, townhomes and condos.

How the HOAs work

The Brier Creek Country Club Owners Association explains that there are three layers:

  1. The Brier Creek Master Association. It covers all 2,000 acres, including the apartments and shopping centers, and keeps up the landscaping along Brier Creek Parkway.
  2. The Brier Creek Country Club Owners Association. It covers every home in Brier Creek Country Club. It runs the on-site office, keeps up common areas and enforces architectural rules.
  3. Sub-associations for townhomes and condos. Each has its own HOA and dues, because they provide more services. The HOA site lists Cypress Point, Glen Eagles, Laurel Creek, Oak Hill, St. Andrews and Willow Bend.

Dues. The Owners Association's 2026 disclosure lists assessments of $900 a year. That covers items like common area upkeep, insurance, management and legal and accounting costs. Townhome and condo owners also pay their sub-association. Ask for both amounts before you buy.

Architectural approval. Every exterior change, from a fence to new shutters, needs approval first (Brier Creek Country Club Owners Association).

Outside the country club

The wider Brier Creek area also has townhome and condo communities with their own HOAs. Redfin tracks some separately, such as Lennox at Brier Creek Townhomes and Brier Creek Village. Check which HOA, if any, covers the address you're looking at.

The Brier Creek market right now

Redfin's Brier Creek area, three months ending September 2026:

  • Median sale price: $341,154 (down 15.3% year over year).
  • Median price per square foot: $203 (down 4.2%).
  • Median days on market: 58 days (57 days a year earlier).
  • Homes sold in September 2026: 39 (54 in September 2025).
  • Sale-to-list price: 98.0%. About 2.6% of homes sold above list, and 48.7% of listings had a price drop.

For the whole 27617 ZIP code, Redfin shows a median sale price of $383,637 for the same period, down 9.4%, with a median of 35 days on market.

Realtor.com counted 70 active Brier Creek listings in September 2026, with a median list price of $374,900.

What it means: Brier Creek's median mixes condos, townhomes and single-family homes, so it moves with the mix of what sold in each period. With nearly half of listings taking a price cut, pricing right from day one matters here.

Assigned schools

The Wake County Public School System assigns schools by address. For the 2026-27 school year, the four Brier Creek addresses we checked (on Mission Hills Court, Arnold Palmer Drive, Club Hill Drive and Lennox Laurel Circle) were assigned to:

  • Elementary: Brier Creek Elementary
  • Middle: Pine Hollow Middle
  • High: Leesville Road High

  • William B. Umstead State Park, Crabtree Creek entrance at 8801 Glenwood Avenue, about 3.9 miles from the HOA office by road. The park has 34.5 miles of hiking trails and three lakes (NC State Parks).
  • Lake Crabtree County Park, at 1400 Aviation Parkway in Morrisville (Wake County).
  • Brier Creek Commons, for groceries, big-box stores and restaurants.
  • A future greenway. The HOA says land for a greenway trail has been dedicated to the City of Raleigh.

Buying in Brier Creek: what to check

  • County. Confirm Wake or Durham on the tax record. It affects taxes and schools.
  • Every HOA that applies. Ask for the Owners Association dues ($900 a year in 2026) plus any sub-association dues, rules and rental limits.
  • Club membership. It's separate from the HOA. If you want golf, pool or tennis at the club, ask the club about membership.
  • Schools. Check the exact address for the current school year.
  • Exterior plans. If you plan a fence, deck or color change, read the architectural guidelines first.
  • Your commute. Drive it at rush hour, especially if you'll use Glenwood Avenue.
