Cameron Village, Raleigh NC: Neighborhood Guide and Homes for Sale
Caul Group Residential, brokered by eXp Realty
Cameron Village is a Raleigh neighborhood that began in 1947, when J.W. York and R.A. Bryan bought 158 acres west of downtown to build a shopping center, apartments and single-family homes (Wikipedia). Its 1950s residential section, about 43 acres, was listed on the National Register of Historic Places in 2011 as the Cameron Village Historic District (National Register nomination, Cameron Village Historic District). Wake County records show 90 single-family homes inside that district, with a median build year of 1952. Across the 777 homes within a half mile of the shopping center, the 36 recorded single-family sales from October 2025 through September 2026 had a median of $1,200,000.
Here is where Cameron Village is, what the name means today, what the homes and lots are like, recent sale prices and how to check school assignment.

Cameron Village or Village District?
Both names are in use. The shopping center opened as Cameron Village in 1949 and was renamed Village District on January 28, 2021 (Wikipedia). Regency Centers owns it and York Properties manages it (Wikipedia). The residential National Register district is still the Cameron Village Historic District, and the neighborhood group is still the Cameron Village Neighborhood Association (Wikipedia). The library in the center, once the Cameron Village Regional Library, is now Oberlin Regional Library (Wikipedia). You will see both names in listings and on maps.
A short history
The shopping center opened in 1949 and is considered the first shopping center built between Washington, D.C. and Atlanta. By 1950 the development had 65 stores, a movie theater, more than 600 homes and apartments and over 100 offices (Wikipedia). The Occidental Life Insurance Company Building was added in 1956 and listed on the National Register in 2003 (Wikipedia).
The residential district was platted in December 1949, with a revised plat in October 1950, and built out between about 1950 and 1955. Its streets, including Daniels Street, Graham Street, Smedes Place, Woodburn Road and Sutton Drive, follow a curving pattern. The district is considered North Carolina's first planned mixed-use development and counts 93 contributing buildings (National Register nomination, Cameron Village Historic District; Wikipedia).
Homes in Cameron Village
Most homes in the historic district use the Ranch form. Architect Leif Valand designed the James Poyner House at 710 Smedes Place and the Banks Kerr House at 703 Smedes Place, and the side-gabled form of the Kerr House repeats across the neighborhood, most often on Smedes Place. Lots around the cul-de-sac at the northeast end of Smedes Place are the largest in the district (National Register nomination, Cameron Village Historic District).
Across the 90 single-family homes inside the historic district (Wake County property records, October 2026):
- Year built: 1951 at the 10th percentile, 1952 median, 2017 at the 90th percentile. 73 homes date from the 1950s and 16 were built in 2000 or later.
- Heated area: 1,398 square feet at the 10th percentile, 2,110 median, 3,503 at the 90th percentile
- Lot size: 0.22 acres at the 10th percentile, 0.29 median, 0.39 at the 90th percentile
Because the district is small, we also looked at the 777 homes within a half mile of the shopping center, in the 27605 and 27607 ZIP codes. That ring mixes 1920s and 1930s houses, the 1950s ranch houses and many newer homes. Median build year is 1946, median heated area is about 2,448 square feet and the median lot is 0.20 acres (Wake County property records).
Recent sale prices
Inside the historic district, Wake County records show 3 single-family sales over $100,000 from October 2025 through September 2026, at $735,500, $1,200,000 and $2,250,000. Within the half-mile ring, the 36 single-family sales had a median of $1,200,000, a middle 80% range of about $575,000 to $1.63 million and a high of $2,560,000. Seven of those sales were homes built in 2025 or later (Wake County property records).
HOA and historic status
We did not find a neighborhood-wide homeowners association for the single-family streets in county records. Condominiums nearby have their own associations. The National Register listing recognizes the district's history, and Cameron Village is not one of Raleigh's General Historic Overlay Districts (City of Raleigh overlay map, October 2026). Confirm zoning for a specific lot before planning a rebuild or addition.
The Cameron Village market right now
For the 27605 ZIP code, which includes Cameron Village and a mix of condos, apartments and houses near downtown, Redfin reports for the three months ending September 2026:
- Median sale price: $379,888, up 1.3% year over year
- Median days on market: 50, compared with 51 a year earlier
- Homes sold in September: 22, compared with 21 a year earlier
- Sale-to-list price: 96.5%
- Median price per square foot: $352, down 20.4%
What it means: the 27605 median is pulled down by condos and is based on few sales, so it says little about house prices here. Single-family homes around Cameron Village sold for about three times the ZIP median. Price from nearby house sales.
