A short history
Chapel Hill is home to the University of North Carolina, the nation's first public university, which first opened its doors to students in 1795 (UNC). The Chapel Hill National Register Historic District was designated in 1971, and the Town Council created the Franklin-Rosemary local historic district in 1976 and the Cameron-McCauley local historic district in 1990 (Town of Chapel Hill).
Orange County records show the mix in the half-mile ring: 317 homes built before 1940, 200 from the 1940s and 1950s, and 111 built in 2000 or later.
Historic district rules
Owners of property in a local historic district need a Certificate of Appropriateness for exterior changes, and the Historic District Commission does not regulate paint color. A National Register listing alone does not require a Certificate of Appropriateness unless the property is also in a local historic district (Town of Chapel Hill).

The Downtown Chapel Hill market right now
For the 27516 ZIP code, one of the two ZIP codes that cover downtown (27514 is the other), Redfin reports for the three months ending September 2026:
- Median sale price: $629,815, up 1.6% year over year
- Median days on market: 49, compared with 43 a year earlier
- Homes sold in September: 149, compared with 145 a year earlier
- Sale-to-list price: 98.6%
- Homes sold above list price: 21.9%
- Homes with a price drop: 37.1%
What it means: the 27516 median was slightly higher than a year ago, and more than one in five homes sold above list price, but homes took about 49 days to sell. Downtown prices spread very widely, from small condos to large historic houses, so the ZIP median says little about a single downtown home.
