Caul Group Residential, brokered by eXp Realty

Selling a house in Raleigh NC recently took about 6 to 7 weeks to go under contract (Redfin, three months ending September 2026), then more time to close. Price it right from day one, fix what buyers will notice, have your NC disclosure forms ready, and plan for seller costs like the excise tax, attorney fees and your loan payoff.

Below are plain answers to the questions Raleigh sellers often ask us. We have been in Raleigh real estate since 2001, and Caul Group closed 182 homes in Raleigh in the last 12 months (Caul Group transaction records, Oct 2026).

Timing

How long does it take to sell a house in Raleigh?

In the three months ending September 2026, the typical Raleigh home sold in a median of 44 days on market, up from 38 days a year earlier (Redfin). Redfin says the average Raleigh home goes pending in about 46 days. Redfin says hot homes can go pending in about 15 days, based on the same three months. After you accept an offer, plan on more weeks for the buyer's due diligence, loan and closing.

What is the best month to sell a house in Raleigh?

Spring is usually strongest. For 2026, Realtor.com named the week starting April 12 as the best week to list in the Raleigh-Cary area. In past years that week had 21.6% more views per listing, 22.5% fewer price cuts and 10 fewer days on market than an average week (Realtor.com, March 2026). Homes sell all year, though. A well-priced, ready home can sell in any month.

Pricing

How should I price my house to sell in Raleigh?

Start with recent sales of homes like yours, close by, from the last few months. Then adjust for size, condition, updates and lot. Look at what is for sale now, too, since those homes are your competition. Right now, many Raleigh buyers have choices. Redfin shows 44.7% of Raleigh homes had a price drop, and the average home sold about 2% below list (three months ending Sep 2026). Pricing right at the start helps you avoid cuts later.

Should I get an appraisal before I sell?

You do not have to. Many sellers start with a free price opinion from a local agent, based on recent sales. If the buyer gets a loan, the lender will order its own appraisal during the deal. A pre-listing appraisal can help with unusual homes, estates or divorces, where a formal value is useful. You can get your free home value here.

Costs

What does it cost to sell a house in Raleigh?

Costs depend on your price, your loan and your contract. Here are the usual seller costs in North Carolina:

  • Agent commission. It is not set by law. It is negotiable, and it must be written in your listing agreement (NC Real Estate Commission).
  • Excise tax (revenue stamps). NC charges $1 per $500 of the sale price, paid by the seller when the deed is recorded (NC General Statutes 105-228.30). That is $2 per $1,000 (Wake County Register of Deeds). On a $400,000 sale, that is $800.
  • Attorney fees. You may hire your own attorney, or pay the buyer's closing attorney to prepare your deed (NC Real Estate Commission).
  • Loan payoff and liens. Your mortgage and any liens are paid off at closing from your proceeds.
  • Prorated property taxes. You pay your share of the year's taxes from January 1 to the closing date (NC Real Estate Commission).
  • Buyer concessions. Some sellers agree to pay part of the buyer's closing costs or repairs. This is a choice you negotiate.

Who pays closing costs in North Carolina, the buyer or the seller?

Both pay some. The NC Real Estate Commission says sellers normally pay their loan payoff, their share of taxes, broker commissions, deed preparation, lien releases and the excise tax. Buyers normally pay loan costs, inspections, the appraisal, title insurance and recording fees. Most of these can be negotiated in the contract. Your closing statement shows every dollar before you sign.

Getting your home ready

What should I fix before selling my house in Raleigh?

Fix things a buyer's inspector will find, like leaks, broken items and anything that does not work. Fresh paint is the top project REALTORS suggest before selling. Half suggest painting the whole home and 41% suggest painting one room (National Association of REALTORS, 2025 Remodeling Impact Report). Skip big remodels unless your agent shows you sales that back them up. Clean, bright and repaired goes a long way.

Do I need to stage my house?

You do not have to, but buyers shop online first. Clear counters, remove extra furniture and personal items, and let in light. Good photos of a clean, open room help buyers picture the space. Ask your agent what to move or store before photos.

NC contract steps

What is a due diligence fee in NC, and do sellers keep it?

In North Carolina, the buyer can pay the seller a due diligence fee for time to inspect, appraise and get a loan. During that period the buyer can end the deal for any reason (NC REALTORS Form 2-T). The fee is due on the contract's Effective Date. If the buyer ends the deal during due diligence, the seller usually keeps the fee. If the fee is not paid, the seller can send a written demand, then end the contract if it is still unpaid one banking day later (NC REALTORS).

What disclosure forms do NC sellers have to fill out?

Sellers of most 1 to 4 unit homes must give the buyer two state forms: the Residential Property and Owners' Association Disclosure Statement and the Mineral and Oil and Gas Rights Mandatory Disclosure Statement (NC Real Estate Commission). They are due no later than when the buyer makes an offer. If they are late, the buyer may be able to cancel (NC General Statutes 47E-5). Homes built before 1978 usually also need a federal lead-based paint disclosure (U.S. EPA). For the full walk-through, read our NC property disclosure statement guide.

Who handles the closing when I sell a house in North Carolina?

A North Carolina attorney handles the closing. The buyer usually picks the closing attorney. As the seller, you can hire your own attorney or pay the buyer's attorney to prepare your deed (NC Real Estate Commission). Give the attorney your loan details early so they can get a payoff. You get your money after the deed is recorded, which is sometimes the next business day.
